What is Ion?

Ion is a top-quality Austin community designed especially with University of Texas students in mind. Ion features a variety of spacious, furnished apartments plus a full set of community features such as a pool, fitness center, skylounge, attached parking garage and more. All just minutes from campus, with great views too.

Is Ion part of the University of Texas?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Ion has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom. What is included in the rate?

Each resident at Ion pays a flat rate that includes:

  • Furnishings
  • High-speed Internet
  • Electricity, water/sewer and trash removal
  • Washer and dryer in each apartment
  • Community features – pool, fitness center, study lounge, etc.
What size are the apartments?

The spacious accommodations at Ion range from studios to 4-bedroom apartments, with a private bathroom for each bedroom.

When do the contracts start and end?

The standard term is August 15, 2024 to July 24, 2025, with payments made in 12 equal installments.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to do one of two things: provide a qualifying guarantor (often a parent), or pre-pay the final 2 installments.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Ion also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Ion?

Your living costs at Ion can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Ion. Normal payment deadlines will continue to apply.

What is S.M.A.R.T. Housing?

S.M.A.R.T. Housing is an affordable housing initiative of the City of Austin under which a residential development provides certain dwelling units that meet affordability and accessibility guidelines. Click here to learn more about the SMART Housing program and potential eligibility.

Are the apartments furnished?

Yes, all apartments at Ion have a furniture package that includes a full-size bed, dresser, desk and chair in each bedroom, and a sofa, coffee table, entertainment stand, and flat screen television in each living room. Plus, all residences also include barstools for the dining bar. To see a sample of the furniture and other finishes, please visit our model apartment.

Is Ion open to non-students?

Nearly all the residents at Ion Austin are students at University of Texas and the per-person contracts are also designed with students in mind. Residents/families with children are welcome. There is no extra cost for minor children in the care of adult residents, other than regular charges for each bedroom space selected by the resident. A minor occupying a bedroom space rented by a parent, guardian or person with legal custody is not considered a breach of the Housing Agreement or a violation of the rules. Ion is an Equal Opportunity housing provider and welcomes applications from non-students. In order to match student roommates in shared apartments, we will request roommate consent for any non-student occupants.

What kind of safety and security are provided?

Ion has a fire safety system with sprinklers, along with electronic locks plus individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Ion is a no-pets community. The community is smoke-free in all indoor areas. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at Ion?

Ion offers optional attached garage parking spaces for an additional charge.

What other transportation options will I have?

Ion is just one block west of the UT campus. Public transportation options are within walking distance as well.

Can I see a model apartment?

Although we do not currently have a model apartment, we offer a virtual tour that can be viewed here. You can also request an appointment for a personal tour, or just stop by to see us and we’ll be happy to show you the community.
