What should I expect on move-in day?

  • The CDC recommends face coverings indoors in certain counties with high community levels of COVID. This information is updated weekly at If our location is within a county with a high community level on the day of move-in, we will recommend that residents and visitors wear a mask while in indoor community spaces.
  • Let us know if you are not feeling well and need to delay your move-in. Your health and safety, and that of all our residents, are our top priorities.

If you haven’t already marked your calendars, grab a pen (or tell Alexa) to take note. Move-in is on August 19, 2022 – please see the check-in times in the MOVE-IN EXPERIENCE section below. When you arrive at Ion Austin for move-in, please follow the signs to check in and pick up the keys to your new home.

If you want to avoid late charges (and who doesn’t?), you’ll want to make sure that your first installment is paid by August 1, 2022 Late charges will apply unless we have received the first installment payment within the two-day grace period (by August 3, 2022). Checks or money orders should be made payable to Ion Austin and can be mailed or brought directly to our office.

You can also pay online through the resident portal using a debit card, credit card or electronic checking transfer, or by automatic recurring charge to your debit card, credit card or bank account. There are no fees when paying from your bank account or by check.


Nothing ruins move-in faster than missing paperwork (trust us). If you haven’t done so already, please submit your guarantor form. We’ll need to approve this before you’re able to move-in. No guarantor? Sign up with Leap by selecting this option on your application or by calling our office today. Alternately, you will be required to prepay the final two installments in advance in order to move in, as described in your Housing Agreement.


Lucky for you, electricity, water and Internet are included in your rental installment so don’t sweat, we’ll make sure the lights are on.


It’s probably not something you normally think about, but you are required to have at least $100,000 of liability protection by the time you move in, and throughout your stay with us. This doesn’t cost much, and is designed to protect you if you accidentally cause a fire or flood. As unlikely as that sounds, if something happens, you’ll be very glad to have it. How easy have we made it to take care of this requirement? You don’t have to do anything at all; we’ll automatically charge your account $12 per installment, waive the requirement to provide separate insurance, and buy our own insurance to cover the same risks. If you have your own liability insurance and don’t want to be charged for this, please upload your insurance certificate and we’ll let you know right away if it meets the requirements. By now you’ve figured out there’s always a way to beat the line. And if you haven’t…well, just read below and thank us later.

Click here for the resident portal link and register online. From here, you’ll want to make sure you can answer yes to each of the questions below:

  • Did you make your first installment payment?
  • Did you enter your vehicle information (if applicable)?
  • Did you sign any pending documents?

If you answered yes to all of the above, you’re one step closer to your new views. Besides that, all you need to bring with you is a valid photo ID (and an appetite—we’ll have snacks waiting for you).

  • Arrive at your assigned time – you’re getting VIP treatment here, take advantage of it!
  • If you are arriving in multiple vehicles, have all your belongings together as only one vehicle is allowed in the VIP Lane. The VIP lane will be located in the far left lane of San Antonio street along the front of Ion Austin.
  • The driver will need to stay in his/her seat. When the last item is removed, the car will need to be moved to one of the two following parking options:
    • OPTION 1: Pre-Leased on-site parking in the Ion Austin Garage.
    • OPTION 2: Park in one of the pay-to-park areas on the map below.
  • USS will unload each car in less than 4 minutes, and handle placing your tagged belongings in your room; there is no need to get out of the car. We will sweat the small stuff so you don’t have to.
  • If you have a bike, please bring that separately after you park your vehicle.
  • Don’t over-load boxes; go ahead and pack multiple boxes, we don’t limit the number of items (looks like those extra pairs of shoes are making the cut).
  • The movers cannot move items out of your bedroom – if you bring it, it must fit in your room.
  • There is no need to tip – Ion Austin has covered all your moving expenses. Just (one of the many) an added perk for living with us!
  • Most importantly – clearly label each box with your name, floor, room number and cell phone number… We promise this will make life easier for you in the end.

In order to ensure everyone has a smooth move-in experience, please be sure to follow the check-in times in the MOVE-IN EXPERIENCE section above. We encourage you to show up during these times so you can take advantage of this VIP treatment.

However, if you need to move-in outside of your provided time, please remember that our cruise ship move-in team will not be able to assist anyone with unloading items. We will have large bins available to sign out in order to bring your belongings to your room. All residents moving in during the assigned time slots will be moved in first as part of the EXPRESS CHECK-IN experience. We really don’t want you to have to wait in line… that pool will be calling your name, so please take advantage of this service we are providing for you so that you can have the best move-in experience possible.


What you take with you matters. To show you how glad we are that you’re here, we’ve put together a master packing list for you. You’ll find everything you need. And then some.
